Florida homeowners are required by law to disclose all known problems that could negatively impact the value of a home to a potential buyer. They are required to provide written reports of the home inspection. The report will contain detailed information on the property and be delivered no longer than a week after the inspection. <a href=\"http:\/\/www.leg.state.fl.us\/statutes\/index.cfm?App_mode=Display_Statute&amp;Search_String=&amp;URL=0400-0499\/0468\/Sections\/0468.8311.html\" target=\"_blank\" rel=\"noopener nofollow\">Florida law<\/a> requires the inspector to check the following:<\/p>\n<p>Structural components including framing and the foundation of the home<\/p>\n<p>Electrical system including service panels, breakers and fuses<\/p>\n<p>HVAC system equipment and venting<\/p>\n<p>Roof covering including shingles, flashing and skylights<\/p>\n<p>Plumbing systems including pipes, drains, water heating equipment and sump pumps<\/p>\n<p>Interior components including walls, ceilings, floor, windows, doors, stairs and railings<\/p>\n<p>Exterior components including siding, soffit, porches, balconies, walkways, railings and driveways.<\/p>\n<p>As well as site conditions that affect the structure<\/p>\n<p>Keep in mind, home inspections are defined by Florida law as, \u201ca limited visual examination.\u201d While home inspectors cover a lot they <em>do not cover<\/em> the following unless specified.<\/p>\n<p>Pest control and termites<\/p>\n<p>Swimming pools and hot tubs<\/p>\n<p>Appliances<\/p>\n<p>Alarm systems<\/p>\n<p>Fire and smoke detection and suppression systems<\/p>\n<p>Environmental hazards-asbestos, radon gas, lead paint, toxic mold<\/p>\n<p>Detached structures- docks, garages, sheds<\/p>\n<p>Code compliance<\/p>\n<p>Well systems<\/p>\n<p>Several of these listed are real issues in Florida homes.
