Spring Home Maintenance

Our winters are short meaning we can get a jump start on spring and spend more time outdoors. As you take in the fresh air, pull out the patio furniture and pool floats, you might consider conducting a survey of your property and home.

Roof- While on the ground, walk around and see if you spot missing, curled or cracked shingles or broken tiles, binoculars can be useful. Asphalt shingles, the most common, usually last 20 years. The majority of roof leaks can be found around intersections or seems in wood, shingles or flashing. Problem areas typically include chimneys, sky lights and roof valleys. If your roof needs attention, it is best to call a professional.  Your roof is the first line of defense against flooding, so keep it in good condition.

Gutters- Gutters work to keep water away from your home. Clean them out to make sure they are clear of leaves, sticks and other debris. Confirm that downspouts are pointed away from the home. The Environmental Protection Agency, EPA, recommends water should be deposited at least five feet away from the home to protect the foundation.

Exterior walls- Identify any water stains, they can lead to cracks in the foundation. Also look for openings caused by insects, squirrels or birds trying to nest.

Windows- Certify that the seal and weather stripping around the window is intact. This will keep the cool air in and hot air out as the temperatures rise. According to window makers, Pella, condensation between window panes signals faulty sealing. The spring is a great time to clean your windows inside and out with a store bought cleaner or a simple homemade mixture of equal parts distilled white vinegar and water in a spray bottle.

Deck & Patio- Wood, composite and plastic decks should be cleaned annually to extend their life. Stain and reseal the finish on a wood deck if it is stained, worn or faded. Check for cracks in stone and concrete on your patio and fill them in with silicone caulk. Think about sealing the concrete to maintain the integrity and appearance of the stone or concrete.

Lawn- Clean up the yard picking up leaves and branches. Now is the time to prep your garden beds. Make sure dead and loose limbs are removed from trees. If there are limbs growing close to your home or hanging over power lines considering trimming those back, so they do not cause damage during a storm.

Outdoor Furniture- Outdoor furniture can be hosed off or washed with a mild detergent. In order to protect your metal furniture from further damage caused by sun and humidity add a coat of spray enamel.
